I don't know about any homes for sale, but the one's on the island have gone way up in value of the last year or two. I have a client who's home went up 45% last year alone! Shocked

That's one of the reasons why I bought a home in Annaville. The homes in town and on the island are way overpriced.

Of course, my wife's sister was living out here, that's another reason we moved over here. And the fact that it's closer to the oilfield and I don't have to fight CC city traffic if I get called out.

If I had it to do over again, I'd look harder in Flour Bluff. That's a nice area with normal people. My sister-in-law told me that Flour Bluffians are "weird people". I found out that they're just like me, so she must think I'm weird too.

I would wait on buying a home due to impending "housing bubble." California and Florida will be affected drastically, but even Corpus with a lot homes being 2nd/rentals will be pressured during current economy(interest rising and income not catching up with home values).

Save your money and wait about a year and see where the current "housing bubble" is headed, and it can't go up like it's doing with high-paying jobs leaving for India and China.

I'm also in the market of buying a 2nd home in the Corpus/Aransas area that I will use on a frequent basis, but not at current prices. You also may want to research and see what percentages of homes in the area you want to buy are in interest-only and ARM mortgages, that way you can get a feel of what will happen if the "bubble" does burst. I did some research in Estes and Rockport, and a lot of newer canal homes being built and bought during current up cycle were 2nd home that were being used on a limited basis.

That's little scary to me if the bubble does burst...

Pacdecimal is right..........don't worry about supporting your fishing habit.
Just work and sleep for the next two or three years and wait for that bubble to burst..(while housing prices continue to rise). Just watch everyone else go across the bridge and Cool ENJOY THEMSELVES. If a housing bubble does start the first homes it will affect will be the ones without any character or substance.
If you only plan on getting a home for a few years, an interest only or ARM are exactly what you need. If you are looking to buy a house for the next 15 or 30 years, lock in on a good rate while you can, and get it where you want it. 20 years from now you'll be using all that equity to pay for your kids education anyway, and the bubble of 2009 will be only a memory.

I thought that same way when I wanted to bail out of my house east of Seattle in North Bend, WA in '98. I thought surely with this slowdown Boeing doing 50,000 layoffs, Microsoft threatened to be broken up, etc that the time to bail was then. The house went from 162K when we bought it 96 to 200k when we sold it in 98. Guess what, its worth way more than that even after 9/11, the dot.com bust and everything else. Oh well, I did not lose money on it.
There are lots of folks in California that spend 500 grand on a house we might pay 120K for here and those are not even close to water. Even with the high prices, for some it is a bargain. Foreigners included which is why some of the orginal Breakaway guys bought a condo on the island. The exchange rate is great versus the Euro right now.

My brother want's to sell his home in the Queen Ann Hill area, but not many buyers who are willing to fork over $900,000 for an 1914 Victorian home with squeky wooden floors, and only 2-baths. Views are great, and the weather is fantastic during the summer months.

I do agree that a lot of foreign buyers have come to buy in the coastal cities, particulary in California(Asian), Florida(European) and Corpus area(Canadians), but I think that will change when Greenspan raises rates even more and the dollar stablizes against all other currencies.

I left Ladera Ranch(Orange County) with 300K in capital gain, along with a much bigger home in Frisco, Tx.

What's funny is that a $140,00 Pulte home in Frisco goes for $560,000 in Ladera Ranch.

I also think the new school financing bill that the Senate is about to pass will benefit the turnover of residential property. I was ready to explode everytime I had to pay California State income tax(FTB).

I have mine for sale but its in town in the Del Mar subdivision. I am moving out of state and I need to sell it soon. I already sold my 4x4 and we would go to PINS every weekend and it doesn't take long from the house. There is not a lot of traffic around this area, it's all on the south side.
If you are serious about looking at it or anyone else feel free to call me @ 361-765-8487 any time.

Cuda, there is a nice little house for sale on Tulane street right behind the Harte Library. The Bluff is the best man, we have been trying to get the guy we rent from to sell, but he don't wanna yet.
later,
Ernie
