funmeters1 got me a name: Velma Luna-Budd. She used to work for the Nueces County Tax office, and now represents people like me who are getting shafted with real estate valuations.

I engaged her, and she was successful in getting my assessment in line with the property's actual value, a reduction in $20,000.

Her fee was $250 (discounted rate for referrals), and she was fantastic to work with. Couldn't recommend her more strongly!

DIDN'T SHE USE TO BE THE STATE REP. I CAN UNDERSTAND HIRING AN ATTY BUT DID SHE SAVE YOU MORE THAN $250 AND WHY CAN'T YOU GO ARGUE YOURSELF- IT IS JUST A PANEL OF NUECES CITIZENS/

I'm a part time resident, and in my experience with the assessor's offices in two counties, they are generally not cooperative with the property owners. The guy I use for Travis county takes a third of the savings.

She saved me over $600.

But the real key is the effect next year and years after that. Have to fight hard up front to set a proper assessment to fend off later increases.

I make it a standard procedure to go to the Appraisal Office EVERY yr after getting my assessment(which always goes up), sitting down in the office of an appraiser and hashing it out. I always have been successful at getting them to at least split the difference in the raise, thus keeping my home appraisal low over the yrs. DO NOT go to their "kangeroo" court where you have to face about 6 appraisers and their lawyer who runs the proceedings, you don't stand a chance even with good documentation. I made that mistake once, but never again.

Makes sense Phil.

I actually got a valuation lower than what I paid for the property, so the $250 was money well spent.

I plan to protest every year. It's especially important since I don't have a homestead exemption on the property.

Good job!

My tax appraisal on my house was ridiculous this year. I paid for a new appraisal and took it to a hearing on June 19th. I explained to them that I had paid $22000 less for the house than their appraisal and it had appraised for $20000 less than their value. They reviewed my appraisal and reduced their value accordingly. It was painless and I did it on my own.

My appraised value went up $55k this year. I was scheduled for a hearing today, but I went in yesterday to talk to an appraiser about it.

Right away, we discovered that they had my land valued at $7 a sq ft and it was supposed to be $4. The appraiser said it was a "clerical error" Shocked That knocked off $20K. Then I got her to come down $25k on the value of the improvements. I walked out with a $10k increase but $45k less than they wanted.

I had to wait almost an hour to talk to someone but the meeting lasted less than 15 minutes.

They raised my appraisal $50,000 this year also, I had to go all the way to the hearing process to get it reduced by $20,000. It is still gonna hurt when I have to make higher mortgage payments next year, but it was better than getting nothing. Between taxes and insurance I will be paying more for my escrow than on the actual house Shocked
