| Tyler, I recently switched all my coverage from State Farm to Farmers. I have 2 houses and 3 vehicles and have much better coverage and lower rates. I am pleased so far but I don't know what will happen if I have a claim. Will the rates increase? I recommend talking with Jay Gutierrez with Farmers, very knowledgeable and helpful. Just my 2 cents worth. When i bought a second house State Farm refused to cover it. |

Flood is not covered under a normal homeowner's policy. What is covered under flood, besides the obvious and not covered under you homeowner's policy - water damage from pipes bursting and from firemen's hoses. most homeowner's think they are covered for these two things with homeowner's and fire, but they aren't. _________________ GOBZA!!!

I bought flood insurance after the 2nd 100 year 10 inch rainfall episode. I was covered from broken pipes under homeowners but not rising water. The problem was the drain that was put in my laundry room to protect me from a broken washing machine hose allowed flood water to come in from and soak the carpet in two rooms. Now it turns out I have to get flood too. It only runs about 260 dollars a year. That's just a little more than a tank of gas (40 gallons) in my suburban!  |

You are not doing my headache any good Tyler. This is just one of my problems with the builder of my home in Corpus that I just bought. For some reason the builder and the city were having problems with each other on securing the Certificate of Occupancy which I have to have in order to get city water/sewer in my name and to get the final inspection for Windstorm Ins. The real estate agent called said the final inspection was done and the builder has the certificate which he has file with the city (or so I'm told is the procedure) so I closed on the house on Tuesday. The city says they don't have the certificate of occupancy yet and the builder hasn't returned my phone calls. So the clock is ticking on filing the final paperwork for the Windstorm. I'm told that if the deadline isn't met then I can't get the insurance. So more time on the telephone next week and possibly a fast trip to Corpus if I can't get things done on the phone. Anyone else ever have these problems?

I thought I would edit this and add "Does anyone have a good lawyer to recommend?" I guess I would need one versed in real estate law. Thanks.

Last year state farm dropped my windstorm and hail because of that stupid lawsuit in Mississippi. They wanted to leave my current insurance at the same price and charge me another $1200 for windstorm and hail. I switched to all state with all my insurance, got windstorm and hail through the state and kept my federal flood insurance. I live in Portland and should probably not worry about storm surge but 15 inches of rain would get in my house. All home owners should have flood insurance and it is pretty freaking cheap, I pay $230 a year. _________________ Mastergunner, supporter of hardheads for state fish of Texas |

My wife Tandy can help anyone that needs insurance, or helpfull information on what you may be needing. She has been in the business for over 16 years. She sells wind, home, boat, life, health,etc., with some pretty good carriers. The name of her insurance company is Crawford Insurance Services located at the Star Credit Union Bldg. on Staples on the third floor. Let her give you a quote it's free and I bet she can save you some money, just give her a call @ Bus. 654-2788 or cell 549-2788.
You can use the saving's to buy gas!!!!!!!!!!!!!!! |

Checked mine again it does cover flood & earthquake even.

| Hey Tyler as a licensed public insurance adjuster who deals with TWIA claims all of the time, I would say you are better off finding a carrier who will give you a policy with windstorm included. You want to make sure its a replacement cost policy as well. TWIA is one of the worst to deal with in the event you sustain a loss. You will most likely have to go with a surplus line but at least you windstorm will be inclusive. With regard to your car insurance just shop it around. I have Progressive and their rates are pretty good. |

Ya Hoooo
Finally got the certificate of occupancy papers and the engineer certification for the Windstorm Ins. (after 2 1/2 weeks after closing). A word of warning to anyone buying a new house: have these papers in hand before closing. I had verbal word from the builder that he had them but he didn't. Now I can start to move down to Corpus, but only for summers for two years, until I retire. (I could now but my wife can't for 2 years so I figure I might as well keep working.)
