I went to the San Antonio Boat Show over the weekend. One of the exhibitors was for a land development called Tortuga Flats. Looked like the plans are for an area just south of Packery channel. Anyone heard of this plan? I overheard the exhibitor saying they road work would start this week. The starting price for lots is $200,000 up to $1,500,000. That's just for the sand. Needless to say I would not qualify for their target market.  _________________ Ego piscor, ergo sum

A very big project right behind the dunes where everyone surfs and hangs out at North Packery.

If you go to www.tortugadunes.com under the news section and look at the model it shows 2 interesting things. First it has Zahn road closed and trees planted all the way to Packery channel. Second it shows a handicap accessable boardwalk going through the dunes down to the high tide mark on the beach thus closing access to Packery channel from the north side. sorry mastergunner, that's a misconception......Zahn will remain open, and the handicap accessible walkover will terminate within 20 feet of the vegetation line, as do all dune walkovers, as per the Texas Administrative Code......
there will be NO blocking of the beach or access roads... |

That area is one giant wetland complex. I have to wonder what they did to get around the filling? COE does not look kindly on such things. Not that I know anything about wetlands .........  |

Man, they have plowed down the dunes all the way to where the beach skittocans are. Nobody I know is happy about the destruction of the dunes for these rich bastages. I just hope anybody buying a lot there does their homework on how the locals feel about THEM!! I think I finally understand why the local Hawaiians totally HATE the white man. It's not about sharing the natural beauty of the place...it's about the total disrespect of the natural beauty of the place...just my.02

| I just can't believe that people have the deep pockets to buy these properties. With today's economy and forclosures a daily occurance...where is the market? We left the St.Charles Bay (Goose Island) area because of mega project that is going in. http://www.stcharlesbay.com/ I wonder how many lots have been sold? The high dollar RV Resort between AP and Rockport went belly up. Where's the market????? gb |

Supply vs demand, here on the last frontier anything on or near the coast will sell. otherwise they wouldnt start the devolpement,
These properties differ from your urban cookie-cutter hoods. Ask any builder from Port/A thru Rockport. They cant keep up, no housing downturn in those areas.

Not being a resident of Corpus Christi or any of the surrounding cities, I really have no grounds to complain - or at least I have no voice in the decisions affecting the area.
But If I was I'd be fighting tooth and nail against all the plans for so called *development*.
Those of you who live there are enjoying one of the last great unspoiled coastal fishing areas. If the developers have their way, you may as well move now. The Pardre Island area will go the same way as Miami Beach or Atlantic City.
What does that mean?
It means that all the property appraisals in the area will increase. Your taxes will increase and eventually all but the wealthy will be forced out. Yes, your property will be worth more, but what good does that do you if you can't afford to live in the area where you want to live?
If you think you can fight it at the ballot box after the development begins...Think again.
All those homes and condo's will fill with new voters that want more of the same kind of development and eventually they will carry the vote. That voting/money power may eventually be strong enough to push through some beach access closures.
I wish I could live in Flour Bluff before it disappears... |
