| It was owned by a longtime real estate broker/manager/developer until his recent death last year, if not the year before. My speculation is it must have been sold or is being redeveloped by any partners he had. |

Don't get me started on that boondoggle.
[I will implant a vision in your head that will never go away.] Every time I drive down the Island Road or come to the light at Commodores, that unfinished 'castle' looks like a giant phallic symbol to me!

Aransas gets pretty crowded on weekends, during holidays, and during the winter as it is now. In the Fall, Wal-Mart is almost like the movie Cocoon with people high fiving and all giddy with excitement. Impatience seems to be a requisite for some of the visitors too, and HEB is now an early morning thing or it's a full parking lot. If this development moves forward, and indications at the harbor are that it is, I hope the powers that be consider the crowding situations we have now. I rarely use the Conn Brown ramp now because of overcrowding and unknowing boaters who do things in a less than friendly way. There's few places to park a boat to load. As an example, my wife and I parked at the very end of the ramp to leave room for others while I went to get the truck. The lady in the boat next to us said to just move up and block the lane, that that's what they do. My wife told her we don't do things that way. Then when I went to back down the two lane ramp, the truck in front of me (and the owner of the boat with the lady in it) jackknifed in the lane and took up both lanes. That happened the only time I used Conn that year. We prefer Ransom Road because it does have boat parking even though the ramp is only a two-holer. But, Ransom gets crowded too.
Overall, I think it will be good for the community. I just hope it helps with other things we need too-like improved streets and community clean-up. |

| I preferred Kemah before the remake, but a lot of Houstonians with nothing to do on the weekends disagree. AP is not favored/cursed with a city of 4 million people within an hour drive. Looking at Con-Brown I'm sure the developers see what Kemah used to look like. I'm not in the speculation business, but I don't see a huge market for upscale restaurants and boardwalk diversion. On the other hand, some nice, lighted piers a cast away from the deep channel would be fine with me. |

| We went to the Town Hall meeting about this project. The new city manager did a great job presenting it. It is being developed by Hal Jones, who developed the Reserve at St Charles Bay in Lamar, other side of Rockport Fulton. It will be a mixed use development with waterfront homes/condos, restaurants and several hotels, at full development. Be interesting to watch it get started, hope they have deep pockets. |

Just another hang out in AP for dopers, drifters, fishing tackle thieves and night crawlers(not the kind used for fishing). But I guess anything will be better than the mess that has been Conn Brown for years.
For those who can not stand the rude Midwesterners, Austinites, SanAntoniointes, et. al. you might try the cheap ramp down 361 at Tarpon Marina or if you have a shallow draft machine use the free ramp at Fin and Feather(never had a problem leaving my vehicle there for many, many hours...day or night). _________________ Mike |

I don't understand all the hating going on about this. AP has a harbor that is not being utilized since the shrimping industry died. Now, the water is not polluted , no trash being thrown on the bottom of the harbor and no bilges being pumped inside the harbor, and the recreational fisherman has much more access to the facilities there than when it was full of gulf shrimp boats.
Seems like the prospect of million dollar homes, quick gulf access for off shore boats, and an influx of affluent people has created some jealousy. If you want to see trailer parks, go to Rockport. More and more people want access to the coast because of the crowding on the lakes, and they have the money to make it happen.
Take a drive around the harbor and you will see the old docks and pilings being removed, old buildings torn down, and the "meth trailers" have been gone for a long time.
The facilities at the dry dock and at the ramp area are attractions for tournaments and the central location for bay fishermen makes it a prime sopt to launch. Equal distance to Aransas bay and Corpus bay, with all the grass flats of Redfish bay in between. Pressure is high and getting worse. This whole area is going to be developed. Ingleside is going to heavy industry, Rockport and the area along hwy 35 has become one solid canal housing development. The laguna will be the only area not developed because of Padre Island and the King Ranch. |

I did not mean for my post to have a negative meaning, I was referring to the way the lots by the harbor are all platted out in 20' wide lots.
They have been doing a fantastic job the last few years getting out all those derelict shrimp boats and buildings.
Personally I would like to have a hideout around AP as its too busy on the island for my taste.
