| I was cruising down the Ditch this wknd daydreaming about Gilligan's Island and got lost in a fantasy that included some of the cabins on the islands that popped up on the edge after dredging. I wonder what those things cost and what it takes to get one. If you have one or know anything about the process I would appreciate any input. Have a great one and get on the water, its conducive to a smile. |

Those cabins are there by permit through the General Land Office (GLO). There are a little over 400 existing permits and no more will be issued. Existing permits can be transfered from one person to another but no more new ones.
There is an annual fee that is based on the area the cabin, docks and out buildings cover. If the annual renewal fee is not paid the GLO can recend the permit and take possession of the structure. When the GLO gets two or three of these repossessed permits they hold an action and sell the permit and structure to the highest bidder. The auctioned permits can go for $20,000 or more with no structure available.
We have seen some cabins and permits listed for sale asking as much as $30,000. So, getting into one you need to be prepared to fork over the cash when the opportunity comes up. Then be prepared to spend even more cash to build or repair the cabin itself.
One more tid bit to turn your dream into a nightmare is that once you have everything just like you want it you realize you just spent a lot money on something that is officially the property of the State of Texas.
Cabins are nice to have but there not cheap and the list of regulations is getting longer every year.

Thanks for the info. Has anyone actually bought one in the recent past? If you have please send me a note I would love to pick your brain.
Even with the extensive rules and regs sure sounds like a nice getaway close to home and remote at the same time. |

the rules aren't all that bad..
they made all the land cabins switch to a composting toilet a few years ago, which was about the most extensive ruling they've had in a while. However, floaters can still dump their crap directly into the water... :roll
now if they can get all those cattle on the kennedy to crap in composting toilets, the wrold will be a better place.
other than that... if you buy an existing place, you pay for your annual permit, hope a storm doesn't wipe your place out, and you enjoy the heck out of it. You can't treat them like a normal house, because it will drifve you nuts... it's a fishing CABIN, meaning sometimes, they're not pretty.
I married into one (by far the cheapest way), but they have had it sicne the late 50's, and never a thought of selling.
Best way is to keep your ears open for a slot in one that has multiple owners. There are cabins down there that I have NEVER seen anyone at..ever. They all have numbers on them, and a crafty person could probably find the main permit holder and see if something's available. |

I think they let bids on two this past early spring. Seems like they went for $25 ~ $30K and that was just the land.

IMS, don't know if you've been down to the landcut lately but almost every cabin is air conditioned now. Some even have satalite TV and running water.

Yes Sir. Those that built on the spoil where Roloff had the camp have access to a well. Most just capture rain water in huge tanks and have pumps just like an RV. We really know how to rough it.

Anyone can have fresh water if you're on a spoil island...
I'm not sure if it's "allowed", but if you dig into the spoil about 6-8 feet down, you will hit fresh water. |
