I heard that starting tomorrow the boat ramps at the
Bluff Landing marina will be closed to the public. They will only be able to be used by hotel guests and those that have boat slips or dry storage with the marina. |

Sounds like they are about to change the traffic and parking in our neighborhood? Wish there was a thumbs up on here! |

I think the General Land Office owns the ramp area. If the public does not have access, maybe the GLO needs to be notified. Remember when the marina wanted to buy the Wyndale Street area in front of the ramps? Sounds like another try at the same results. _________________ "In your guts you know he's nuts" |

Someone else may be able to shed more info, but the ramps (underwater) may be "state owned submerged lands", and leased to the marina by the General Land Office. _________________ "In your guts you know he's nuts" |

Becky......
Thoughts? Inquiring minds want to know.
(I have my 'thesis' on the issue formulated, but am still laying low - even if I'm recently retired).

Why would the ownership of the land under a boat ramp be any different then the submerged land on anyone's property. Sounds like BS to me! |

The key to the control is " the private use of state-owned submerged land".
The General Land Office has nothing to do with privately owned land anywhere. |

The question for me is the ramp and road itself.
The rest is a cash and run grab, leaving home owners with unknown HOA and insurance fees going forward..
I just left an hoa where I learned how it works being the "president"..
Costs can be astronomical for repairs and insurance.
also, AFAIK, "condos" don't own the dirt under, just their individual unit...
That would be a townhome technically _________________ Steve-O

If what Zia says is true it’s a shame that the paved neighborhood ramp will no longer be an available for the TI homeowners. Been using it since it was $5 to launch.
It’ll be interesting to see how they plan to restrict access to it. Will an employee be at the marina 24-7 to monitor? Gate installation at the ramps or road? Strongly worded signage?
On another note, what kind is shape is the old Wiggler’s ramp in these days? |

If an area is dredged out of uplands and MADE into water then the State does not claim the land under the water. The land is still privately owned but the water is public. State-owned submerged land is only present under naturally occurring bay bottom.
Best example I can give is the boat ramps and canals on the island and in the Bluff. Anyone can use the canals to boat in (State-owned water) but you can not use their boat ramps, moor your boat, etc. as the land is still privately owned. This is also why Zia and others who own canal homes do not need GLO (State) permits to build their docks. The State does not claim jurisdiction there since it was dredged from uplands. |

So whats a "condo" there? All the rental homes they had in the area that have been sold off lately? _________________ Steve-O

Actually all their houses are for sale. Looks like they having a hard time selling. The one two houses from me is ridiculously priced and it's been on the market for 6 months |
