Deeds, Releases, Assignments, etc

looks like Brownstone Commercial LLC (Doak Brown, Manager, I think address is 750 Bering Dr, Suite 400, Houston TX 77057) is buying the marina transfer

Seems reasonable. $10 to launch. Hopefully it stays that way.[/img]

Needless to say, all of this sounds great. I'm curious to learn what the owners will do with the restaurant.

I vote for "Mil Pescados" a Mexican seafood place. The other options did not play out so well...

The way I understand it Hawkins still owns the Restaurant. The new owners purchased the marina, slips, parking lot, and storages on Waldron. I do not know for sure about the pavilion (haven't read in depth enough on the deeds). Hawkins owns the motel still and there is an agreement filed allowing a portion of the parking to be designated marina, and a portion designated motel, however they can share areas as needed, but are allowed to block off areas if necessary. Rumor is someone else is looking at the motel, but as of now that's purely a rumor. Hawkins still owns all of the other houses as well. The one slip they had sold was deeded back to Hawkins, and then the entire portion os slips was able to be sold as 1.

good....let him continue to lose money paying taxes on something that will never work as long as he's part of it...

it's sitting there molding and incurring damage since the A/C's not running and it's not being used...

I agree 100%. Once you burn the locals, no more need for you in our community.

There was something going on over at the landing today but I didn't go over to find out what it was. Things are still going on right now at 9:00 p.m.

If the marina area is on a groundlease, I would imagine it includes the land the restaurant is on, thus the Hawkins only own the improvement of the restaurant. The motel may be on a separate tract of land. Although I'm not knowledgeable about hotels and restaurants, except, as a customer, I would think the motel coupled with the restaurant to accommodate customers, such as a bed & breakfast service, it might help both.
I would think continued ownership of anything there by the Hawkins is like a hot potato they are anxious to move on from. However, I would imagine the numbers in the restaurant are prohibitive for most, thus the Hawkins family is going to need to be able to take a substantial loss in order to move on. If they have cash in the improvements that's one thing, but if there is debt it changes the whole equation.
I hope it all works out for everyone, especially the immediate neighborhood. Very Happy

Does anyone know the status of the boat storage part? I keep the boat out on the Naval Air Station right now, but that's open storage and a barn would be nice.

I thought I read somewhere the storage units conveyed with the marina.
They are very nice but got too expensive for me but they did at that time have a veterans discount
