Saw this post on Facebook and logged in to see if Tyler knew anything about it. In the comments no one is buying their account was hacked.

Back when I was in college I launched from Bluff's landing many of times. When the current ownership took over I was upset by their plans to privatize the ramp/marina.

KIII was just out there, along with the police and at least one of Hawkins crew threatening the would be buyers who now have one day to get out...
Sounds to me like somebody didn't read the contract they signed and somebody else missed an escrow payment etc etc..
Probably end up in court forever now.

Hmmm...most escrow payments due one month after downpayment and contract signed? And due to the lender, not the seller?

I guess the contract could specify otherwise?

How can you miss an escrow payment within the 30 days of sale?

A pre-emptive escrow payment?

I think you would need to know which escrow payment was not paid properly. Several accounts that would transfer have taxes due Jan 31:

And then there is the lease (or maybe a sub-lease?) from the GLO for the marina and slips:

BL Real Estate Holding Co. has many different associated companies, most are held by company and family members, etc, and some of those accounts may have liens on properties that were "overlooked" or other such innocent anomalies of a transaction of this magnitude (one such associated company is/was 202311WY-01 LLC, listed as a Wyoming company with a Corpus Christi address).. But, BL Real Estate Holding and the family seem to be wheeler dealers of real estate, so it is surprising they have this occur.

To be fair, those taxes due listed above, are not due until Jan 31, 2025, but the agreement may have another date that they had to be paid by to comply.

PS The GLO lease is about $17k or $18k per month, so it may be coming due, also (page 13 of lease)

This is interesting. Tuesday afternoon I stopped by the marina and chatted with some folks hanging out at the cleaning station about the new ownership: family of 14 from Arkansas, good people, wanting to be a positive in the community, etc. In fact, was told a shindig was happening that evening in the pavilion with a live band. I also talked to Jimmy in the bait shop for a spell.

There were already several boats on slips including Sea Tow. The No Launching sign at the ramp was gone as was the $80,000 boat slip purchase sign.

My wife and I rang in the new year at the pavilion party. About 50 folks there when we arrived at 10:30. Good times, band was solid, beer was cold. Had a brief conversation with one of the new owners who was working the bar. She was excited about the new venture.

With this new news, hoping for the best.

I suggest, until a well funded entity with scruples and very good real estate attorneys steps up to buy the Property and lessee rights this situation will continue. The chance of the current owners dealing with anyone on fair and equitable basis, at least on a voluntary basis, is not expected, thus the attraction of "scammers" and less quality buyers is all the more likely. I don't forecast a bankruptcy of the owner, but we might see the bankruptcy of the business, due to it's toxic nature.
