Did anybody ask the Emergency Services folks about a street being sold, possibly fenced/gated, with hundreds of boats with gas tanks just sitting there in slings? If something happens , it usually would be during or after a clustermash of a fishing tournament, boat show, etc. Just saying access for emergency services is best with multiple routes in and out of a target area, and this would potentially close off some routes.

God points rxfire, all the more reason the City of Corpus Christi needs to make sure they know how the land area included in any streets they sell will be used. Surely, there are safeguards built into the development ordinances which address the access issues you have expressed concern about.

I also found out that the marina just bought another house that was for sale here on Martha drive. Looks like they're trying to buy every property available.

vacation rentals is my guess... centralizing w/a marina, launch, restarant
and vbo type rentals

They've got a lot of houses they bought around here and are doing short-term rentals.

The Short Term Rental income justifies the higher prices for those houses. It is the cash-flow of the house that determines the value at a higher price. Has nothing to do with a Single Family Residence. Eventually, every house in the area will be appraised by the Nueces County Appraisal District as a "STR value", though they will say "No, that is the value these places are selling for", which will be true. If there was a deed restriction against it being a STR, what would the value be?

Greg smith was involved in engineering and construction business in his private life. If you not shocked hes been in tight with the city for years, your ignorant and blind.

Bluffs landing is garbage. They want to own the street, because people launch and park on the street. They want to charge people $20 to launch a boat and park in their parking lot. Launching a boat is free, parking is not unless you park on the street. The city trailer ordinance is that it allows a trailer to be parked on the side of a city street as long as its hooked up to a vehicle. They will run themselves out of business really quick with their mentality. Marker 37 was almost going down this path a few years ago with the new Florida owners, but they got some push back from guides and fishermen, and they "texafied" their ways. This is corpus christi, not Bud N Marys in the Keys.

WOW! I ruffeled some feathers. The only reason Greg Smith knows Flour Bluff exist, is he drives through it on the way to the Island.

On a positive note, you are correct about Bluff's Landing.

Wait, what? Launching at Bluff's is free but it's $20 to park in their lot?

Dang, I've been paying $20 to launch and then my son drives the truck/trailer to park in our driveway on Samoa.

wellllll....now that I dig into it, BL actually does lease the ramp and harbor from the TGLO....so I'm not sure that I've been doing it correctly either, by using the launch and parking elsewhere....we would have to see the conditions of the TGLO lease on whether they can charge for launch or not...

and if they are charging to use the ramp based on their TGLO lease, then I'm wondering if BL is paying their share of the boat launch fees to the TGLO....i.e., many other TGLO commercial leases require 37 cents on the dollar to be paid to the TGLO...

so when you pay BL $20 to launch and park, they should be paying the TGLO $7.50 of that for the General School Fund....think they are? or if they haven't, that's a lot of back owed income...

Thanks Becky. I wonder if that lease of the ramp fom the TGLO would change if it was not accessible from a public roadway. Or how the ramp was described (or surveyed) in that lease. Maybe not, but just a consideration.

Yep, I did for sure, highly unlikely that's an accident..

Should maybe chase down Andy Loscano from the "Troubleshooters" on kztv news?
Never tried that before, but obviously works for some folks..

I believe that the owner of Bluffs Landing also purchased the peninsula outside of Tropic Isles and built that beautiful RV park.
