windstorm rates here are an absolute atrocity.
look at the hail storms san antonio has had in the last year, yet we still pay "high risk" rates. it's criminal. |

We just went thru buying a place in Flour Bluff (found it on craigslist before it was ever listed online at the realtor site, and it never was listed on the real estate sites).
We spent about $2000 before we ever had an Elevation Certificate in our hands (and we had to pay the surveyor extra for that). We got the Elevation Cert about 1 week before closing.
We were relieved when flood insurance was not required as it was about 15 ft above sea level. We still bought the cheaper flood insurance.
If the Elevation Certificate been below the Base Flood Elevation (10 ft ?), we would likely have walked away, as we could not justify the extra monthly bill for the lender required flood insurance. We would have lost the $2000 spent on Appraisal, Home Inspection, Survey, Pest Inspection, plumbing leak tests, etc., etc., but we would have walked away.
Stan has a great house for sale, very nicely remodeled. It was the first house we looked at, prior to him getting the extra land next door all lined up (where you can have easy access to the backyard, extra parking, or whatever you need extra space for). I would not be surprised if someone bought it for cash, and avoided the lender required flood insurance. Good luck with the sale. |
