From what iv'e herd your not able to obtain a permit to build a new cabin in the land cut. If thats the case are people able to sale there permit/cabin and if so does any one know how much cabins are selling for there. Just curius?

Every few years the state will auction off a few permits for new cabins, locations are pretty assigned to a general area (areas vary each time). Last time permits went for 20-30K + (20K around emmords hole area, 30K+ further south). You are allowed to sell a cabin, however finding one that people are willing to sell is like a needle in a haystack.. When we were looking for ours (2004), we contacted every cabin owner from just north of baffin bay, through 10 miles into the land cut, only 2 people were willing to sell, and actually 1 of them would only sell half the cabin to create a partnership.. We bought the only 1 available outright. We paid $40K for ours, the cabin is 12' x 24', with a 10'x20' deck in the back, roughly the same up front, 4' of deck down one side, and 10' down the other, pier is about 30' long with a T that is about 25' wide.. We are at Marker 17, very first cabin south of baffin on the east side, a couple hundred yds off the ICW. At 40K this place was ROUGH, and actually still is, we have dumped alot of $$$ into the pilings/pier/deck just to make it safe, and now will begin attacking the cabin. You can contact the state and get a list of all owners of cabins(its public info) and there will be contact info, just start giving them a ring and see what ya find. Be prepared though, these things are far from cheap!!

From what I heard, the Kennedy Foundation aka Catholic Church sued the State and won. Now all the cabins on the west side of the ditch eventually have to be moved basically claiming this was the Kennedy ranch before the intracoastal was built so the bank is theres. . They may be some opportunity for you if some of these people don't want to or can't rebuild.

The Texas General Land Office governs the cabins and they work out of Texas A&M Corpus Christi. We have been there a few times to take care of business about our cabin. My dad built the first cabin back in the day when you didn't need permits about 45 years ago. I am 39 years old now and have been going to cabin since I was one year old. Our original cabin was at Marker 15 in the landcut but in 1987 we have relocated down to the southern end of the landcut where it opens up to the bay closer to Port Mansfield. We launch out of Port Mansfield because of a shorter boat ride. There is a newletter that comes out and you can find on the GLO website. Good luck on your search for a cabin and i'm sure you will enjoy it like I do. Alot of memories are made out there and I never get tired of going there.

is it now official that all cabins on the kennedy ranch side must be moved because i know they have been arguing about that for at least 30 years? if it is true then im sure a bunch of cabins/permits will be for sale soon simply because most people wont want to rebuild their cabins.

I'm not buying it! The ranch tried to claim I was trespassing while hunting the El Toro spoil area inside the cut. Not the only time I ran into ranch patrol, I contacted the Land office beforehand and they informed me it was state land and I had a right to be there. The Ranch has been trying and succeeding in intimidating folks along that shoreline for many years. They have posted signs that determine where Ranch begins and where state land or waterway begins. I would want to see actual court documents before I believed anything said about Ranch ownwership.

I would like to see court doc too. From what the game wardens tell me the whole west side is ranch property and can't hunt it I think it's all bs cause i know the state owns tidle land, but last time I was down Thier the game wardens were all over me saying i was on ranch property around the el toro and cortada and our frist cabin was down near the 14 in the cut now we rebuilt and moved it Over to twin palms right before all this permit stuff went on[/quote]

It's been a few years since I hunted El Toro. But I would still want to see the docs.

Most land along bodies of water are subject to changing boundries. Do we have any legal eagle types on this board?

It's been a few years since I hunted El Toro. But I would still want to see the docs.

As I understand it anything below mean high tide level is legal.

Some years ago, I talked to the head of the GIS dept. at A&M CC about a similar issue. A buddy and his group were hunting duck in the water adjacent to a ranchers property. Wardens issued tickets. Found out this was a spot the wardens like to hunt. Anyway GIS guy said to establish property boundaries along coastal waterways, it would take years( 5 or so) to study tide cycles, then determine the actual boundaries. So the jest was there is no way anyone can claim trespassing unless the property is always high and dry.
Don't take this to the bank though, I've slept since then but you get the idea.
